Brian, what did it turn out to be? Being a new house it should be covered under warranty. I had a situation at one of my rentals that was a result of a drywall staple going through the tube. It probably only leaked a drip a day for the first year and a half inside the wall but then became noticible to the tenants (who was a building inspector). We called the builder out who chopped the wall and found the problem. Luckily we did not really need mold remediation probably because where the property is located is very dry climate. Would be interesting to hear what the culprit turned out to be in your next blog. Uncle Rick
I like to blog to try and preserve our family memories. Our Three children have an uncanny grasp of the English language and it would be a shame to forget such words as "cutenize".

I can't see the last 4 pictures, and since there is no dialoge, I am assuming this is the destruction that TY caused?
It looks like when Dad was trying to catch that rat-that-turned-out-to-be-a-bat in the garage! Holes all over the sheetrock.
